Description:
This project involves luxury property development of house with exclusive features such as onsen, sauna, gym, outdoor garden, swimming pool and more, aimed at a high-end international market under a co-ownership structure.
Location: Niseko, Japan (with flexibility for international candidates)
Job Requirements:
- Bachelor's degree in Project Management, Real Estate, Architecture, Finance or a related field.
- Minimum of 5 years in project management in Japan or with Japanese projects.
- Extensive knowledge and experience in developing and managing high-budget, high-end development in Japan a MUST. Past experience in Niseko is a plus.
- Exceptional project management skills with a focus on luxury properties.
- Strong negotiation, budgeting, and financial management skills.
- Excellent command of English; fluency in Japanese is a must.
- Ability to work with architects, designers, and builders to realize a sophisticated design vision.
- Land Scouting: Proficiency in identifying and evaluating land for development, understanding market dynamics, and recognizing high-value opportunities.
- Project Structuring: Experience in setting up the necessary legal and financial frameworks, establishing companies for project execution, and managing the complexities of co-ownership models.
- Cultural sensitivity and ability to work across international teams.
- Strong leadership, communication, and problem-solving capabilities. Ability to manage multiple stakeholders, including foreign owners / investors.
- Willingness to travel to and from Niseko as required during project phases a MUST.
*Open to candidate with experiences in real estate services company and agencies who is looking to switch into real estate development and management.
Key Responsibilities:
- Project Coordination: Lead all aspects of the project from conception through to completion, ensuring it aligns with the vision, budget, and timeline.
- Local Regulations: Navigate Japanese building regulations, zoning laws, and secure all necessary permits.
- Feasibility Studies: Conduct or oversee feasibility studies to confirm project viability including land suitability, utility access, and compliance with local laws.
- Design Management: Collaborate with architects, designers, and contractors to maintain design integrity and luxury standards.
- Land Scouting: Scout potential land for future development, assessing value and suitability for luxury projects in Niseko or similar markets.
- Financial Oversight: Manage the project budget, ensuring cost-effectiveness while maintaining high-quality outcomes.
- Project Structuring: Setting up the necessary legal and financial frameworks, establishing companies for project execution, and managing the complexities of co-ownership models.
- Stakeholder Communication: Act as the primary liaison between the client, local authorities, and all project stakeholders, including future co-owners.
- Risk Management: Identify, assess, and mitigate risks throughout the project lifecycle.
- Language and Cultural Liaison: Bridge communication gaps due to language differences, ensuring all parties understand the project's scope and requirements.
