- Maintain high customer service standards for building occupants, ensuring positive attitudes among building management staff at all times.
- Supervise security, cleaning, and facilities providers, evaluating performance based on contracts and key performance indicators (KPIs).
- Direct facilities management service for building upkeep and security service for efficient traffic flow.
- Collaborate with Project Managers on preventive and corrective maintenance programs for building facilities.
- Develop draft budgets and monitor approved budgets for building operating expenses.
- Review and approve contractor invoices within authority framework, aiding the on-site team with approval processes.
- Assist Asset Managers with tenant fit-out coordination and Project Managers with capex works coordination.
- Manage car park operations, oversee system, direct third-party operator, and maintain financial records for parking-related income.
- Identify and implement property-level value-add initiatives, focusing on process improvement, technology adoption, and supplier relationships.
- Enhance business outcomes by improving relationships with service contractors and suppliers through effective property-level initiatives.
about you.
- Minimum of a decade's property management experience required for the Property Manager role, with industrial or commercial property expertise preferred.
- Tertiary education in property management or related fields is necessary.
- Essential possession of relevant professional certifications.
- Familiarity with Building Management Ordinance and associated regulations.
- Proficiency in both spoken and written English and Chinese is essential.
- Demonstrated proficiency in interpersonal and customer service abilities.
- Exhibit strong leadership qualities.
- Capable of fostering a positive team dynamic and working autonomously.
- Proficient in Microsoft Word and Excel, demonstrating computer literacy.
