Assistant Technical Manager - Developer

 

Responsibilities:

      • Supervise technical staff and operations within the Building Maintenance and Renovation Service Team to ensure the delivery of safe, reliable, and cost-effective repair, renovation, and upgrade services.
      • Conduct feasibility studies to align with the requirements of the Leasing/Sales Department.
      • Collaborate with various departments within the organization to devise strategies and plans, ensuring the achievement of predetermined objectives.
      • Manage a team of employees to meet the organization's needs.
      • Regularly review and audit building service systems and maintenance standards, recommending and implementing necessary works, including the integration of new technologies and standards to uphold quality and conditions.
      • Monitor the progress of improvement projects, oversee expenses related to system upgrades and renovation projects, and ensure building reliability.
      • Coordinate with internal departments and tenants to review fit-out submissions, execute alteration, addition, and improvement works, and supervise the performance of consultants, subcontractors, and site personnel.
      • Ensure compliance with the Fire Safety (Buildings) Ordinance (Cap. 572) and Fire Safety (Commercial Premises) Ordinance (Cap. 502) across all properties, providing progress reports to relevant parties and senior management, such as the Leasing Department and Property Management.
      •  Assist the Technical Manager in preparing maintenance and project tender documents, facilitating in-house coordination between departments and sites.
      • Liaise with internal and external stakeholders on repair, renovation, and minor alteration and addition projects independently.
      • Address inquiries and complaints regarding maintenance works, offering suitable solutions following site meetings and investigations, as well as assisting in site surveys and on-site engineering measurements.

Requirements:

      • Holds a degree in Building Services, Electrical Engineering, Fire or Fire Safety Engineering, or related fields
      • Experience and Qualifications
      • Possesses at least 7 years of relevant experience in property repair, maintenance, and minor alterations and additions, with a minimum of 1 year at a managerial level overseeing technical teams.
      • Demonstrates substantial expertise in managing large-scale renovation and repair projects for residential, industrial, and/or commercial complexes.
      • Familiarity and expertise in Fire Safety (Buildings) Ordinance (Cap. 572) and Fire Safety (Commercial Premises) Ordinance (Cap. 502) are advantageous.
      • Exhibits strong leadership and project management abilities with exceptional interpersonal, communication, and presentation skills, displaying teamwork, self-motivation, proactivity, and the capacity to perform under pressure.
      • Proficient in both written and spoken English and Chinese.
      • Responsible for coordinating between consultants, architects, contractors, tenants, and government entities for building services works related to the renovation, upgrade, and improvement of local properties.
      • Proficient in computer usage.
